Work continues to be underway on the Holiday Inn Orlando Suites and Waterpark project in Orlando, Florida. Our team is still in Phase 1of construction, which involves both the demolition and construction of the Oasis and Lagoon areas of the park.
Our team, led by Director of Themed Entertainment David Bergman and supported by Senior Project Manager Sean Wisner, Project Manager Mike Jordan, Superintendent Kevin Reed, and Project Engineer Akshay Phatak, has been hard at work during the month of July. This build represents unique challenges, including limited site access and a tightly confined working space. While permitting has the potential to pose complications due to constructing within an active, operational space, we’re encouraged by recent advancements made on that front.
Over the past month, significant progress was made across multiple areas of the project. Installation began on the Group A slide towers, and concrete was placed for the surge tank top, entry hatchway, and Mech Area 1sump pit. Additional concrete work was completed for Groups 3 and 4 of the slide pedestals. Power shutdowns were completed for Mechanical Area 2’s power tie-in and began for Mechanical Area 1, along with the relocation of switchgear at Buildings 1 and 5.
The Flowrider installation continued and was completed, including adjustments to the interior wall due to design discrepancies. Interior wall cladding was finished, and an A/C roof unit was installed. Additionally, a revised equipment layout was finalized for Mechanical Area 1.
Underground rough-ins progressed for electrical, storm drains, sanitary systems, gas, water, and low-voltage utilities. Rough grading began in Sector A, while fine and hand demolition continued across all sectors. Lagoon demolition and building permitting efforts are also actively underway.
Continued progress on the project is underway as we hope to complete both phases of the project by the beginning of December. With each new month of progress, we look forward to providing updates on exciting new features installed, and key milestones achieved.

Many of our projects here at Bergman Construction are aimed at creating beautiful products that support our clients’ goals and positively impact their communities. The Holiday Inn Orlando Suites and Waterpark project is no different, as it reimagines a beloved family destination to enhance guest experience and extend the life of the resort’s popular attractions. Our objective for this project is to upgrade the existing waterpark and aquatic features in both the Oasis and Lagoon areas within the hotel’s central courtyard.
Our commitment to excellence began with assembling the right team, led by Director of Themed Entertainment David Bergman and Sr. Project Manager Sean Wisner, alongside key project leaders including Project Manager Mike Jordan, Superintendent Kevin Reed, and supported by Project Engineer Akshay Phatak—each bringing deep expertise in entertainment and hospitality construction.
This project is being completed in two phases, each including demolition and new construction. Phase one involves removing the existing pool area’s multi-use building, the concrete deck, hot tub, underground mechanical systems, and outdated infrastructure. New construction in this phase includes two aquatic features—a slide and Flowrider—along with supporting mechanical rooms, a new multi-use building, cabanas, fencing, lighting, and upgraded utilities.
Phase two begins with the demolition of the Multi-level Play structure, guest rooms, mini golf course, and associated underground systems. It will be followed by construction of a Multi-level plan structure, mechanical systems, a surge tank, restrooms, utility upgrades, and infrastructure enhancements.
Since the start of the year, the team has made steady progress, beginning with site preparation, permitting, and dewatering. Structural work advanced through the spring, including concrete foundations, runoff decks, and walls for key water features, as well as mechanical and plumbing installations for the new restroom building. By June, the exterior shell of the building neared completion, and underground utility work began across the site.
