Modular construction refers to a construction method where building components (modules) are fabricated off-site in a controlled environment and then transported and assembled at the construction site. This is an increasingly popular construction method due to its ability to improve efficiency, reduce waste, shorten project timelines, and offer more predictable costs compared to traditional on-site construction.

In the multifamily market, this presents a clear advantage over traditional construction methods due to faster build times and reduced labor costs. Below are a few notable modular trends emerging in the multifamily sector:

1. Hybrid Modular Systems

These systems combine prefabricated modules with on-site construction elements such as structural steel or concrete foundations. For multifamily builds, this could involve fully constructed apartment units—or modules—being trucked in from a factory and stacked like giant building blocks using cranes. Each module might contain a full room or even an entire apartment.

Benefits:

This method reduces construction time, as on-site and factory work can occur simultaneously. Another advantage is the use of podiums to meet building codes while maximizing unit count, particularly in cities that limit the height of wood-framed structures.

2. MEP-Integrated Plug and Play Modules

While similar in approach to Hybrid Modular Systems, MEP-Integrated Plug and Play Modules differ significantly in terms of scope, purpose, and complexity. These are fully prefabricated modules with integrated mechanical, electrical, and plumbing systems, designed for rapid installation on site. Each module arrives 95% or more complete and is then connected to the building—much like plugging in a USB drive.

Benefits:

A major benefit of these modules is the consistent quality they offer. Built in a controlled factory setting, these systems are easier to inspect and approve due to clean, repeatable, and often pre-certified work. They also save time and reduce errors by minimizing the number of contractors required onsite.

3. Standardization with Mass Customization

This approach blends standardization (repeating components to streamline production and reduce complexity) with mass customization (allowing for flexibility within those standard components). In the multifamily context, this might look like building apartment units off-site while allowing variations in layout, finishes, and design elements to meet specific client or market demands.

Benefits:

This method delivers both factory efficiency and market responsiveness. In multifamily developments, it allows builders to complete projects more quickly, control costs, and reduce risk— all while accommodating diverse tenant preferences. Despite the sometimes “cookie-cutter” aesthetic, it remains popular among cities and tenants.

 

As the multifamily housing market continues to evolve, modular construction offers a practical path forward—delivering speed, cost control, and design flexibility. By embracing these modular trends, developers can better meet housing demands while remaining competitive in a shifting industry landscape.
